A Phase I Environmental Site Assessment (ESA) is a formal investigation of a property to identify recognized environmental conditions (RECs), which are indicators that the property may be contaminated by hazardous substances or petroleum products. Conducted per ASTM E1527-21 standards, it involves a records review, site reconnaissance, interviews and a written report. No soil or groundwater sampling is performed in a Phase I.
