Environmental due diligence is required or strongly recommended whenever purchasing or financing commercial or industrial property, acquiring a business with real property assets, completing a corporate merger or acquisition or seeking financing from lenders who require environmental review. Many lenders require Phase I ESAs as a condition of commercial real estate loans.
